Christian Dior debuts in Sao Paulo & Valentino unveils its refurbished Paris boutique, as Berluti expands in Asia and Lanvin launches its first menswear store

CBRE has released its Global Retail View for Q4 2012, and with it, exposed the 10 most expensive prime retail markets in the world. Hong Kong tops the list, where it costs more than €35,000 per square-metre, per annum, to rent a retail store. Somewhat unsurprisingly New York, London and Paris round out the top four.

But creeping into the top ten are cities like Sydney, Melbourne and – for the first time – Beijing, nestled between global shopping destinations and wealth centres such as Tokyo, Zurich and Moscow.

“With the strong momentum driving the China retail industry and the China economy as a whole, it comes as no surprise that Beijing is featured in the top 10 list,” explained CBRE Retail Asia Executive Director, Sebastian Skiff to Jing Daily.

“We expect consumer market performance to provide, albeit at a healthier pace, the continued background for growth over the next 2 to 3 years in the retail property market. Our view is that both the consumer and retailer will be focusing more on quality rather than quantity.”

According to the study, rising prices in Beijing follow what’s being seen in other top ten markets – among them London, Paris and Sydney – historically low construction rates of top retail space, which leads to low availability levels and fierce competition.

As brands such as Gucci and Louis Vuitton begin to re-evaluate aggressive expansion strategies, it will be interesting to note the impact on luxury boutique openings in 2013.

Louis Vuitton opens in Gstaad and Cancun, as Bernard Arnault announces a new strategy to limit store openings, to avoid becoming too commonplace

LVMH recently announced results for 2012, where group revenue reached €28.1 billion, an increase of 19% compared to 2011. But where increases seemed noticeably slower in comparison to previous years, was the Fashion & Leather Goods category that reported organic revenue growth of just 7%.

LVMH chief executive Bernard Arnault remained unfazed, explaining to Bloomberg: “Of course it would be easier for Louis Vuitton to boost its revenue, all it would take would be to launch 10 new products with the monogram product, but down the road it’s not a good strategy.”

“The group’s strategy now is to limit store openings,” he commented to Reuters. “We want to focus on leather products with high value added.” Mr. Arnault also confirmed the brand will not open boutiques in second and third-tier cities in China to “avoid becoming too commonplace.”

The 315sqm space features dark brown colour themes with contrasting beige matte fabric back walls, where interior elements include bronze brushed and high-gloss surfaces, stone flooring and leather accents. The store predominantly features ready-to-wear, accessories and shoes for men.

Louis Vuitton, Kazakstan, So Paulo

Louis Vuitton has opened its 455th store in Kazakhstan, with a 750sqm space designed by Peter Marino, showcasing ready-to-wear, leather accessories and shoes for men and women. The VIP area has been designed to resemble a yurt.

The brand has also unveiled its first global store in Latin America, with a near-1000sqm space within Sao Paulo’s Cidade Jardim mall. The design was inspired by Peter Marino’s Vuitton Maison on New Bond Street in London, with Italian sand-coloured marble, beige carpets, vintage Vuitton advertisements and Brazilian furniture.
